THE PROPERTY FILTER TAKE
Advisers quoted by PropertyWire warn lenders could withdraw mortgage products within hours of the Budget speech on Wednesday 28 October, then reprice within days.
If you hold several buy-to-let mortgages with fixes ending soon, a swap-rate move after the speech could change the terms on every refinance in your queue.
Consider asking your broker which of your fixes end soonest and whether a rate can be secured now, with room to switch if pricing improves after the Budget.
Mortgage lenders could pull products within hours of the Chancellor's Budget speech on Wednesday 28 October, advisers have warned, according to PropertyWire. Their concern is a poor market reaction that lifts gilt yields (the return investors demand to lend to the Government) and swap rates, followed by repricing within days.
Why could lenders pull products after the Budget?
Nouran Moustafa, Practice Principal of Roxton Wealth, told the Newspage agency that unfunded spending commitments or overly optimistic revenue forecasts could unsettle markets (PropertyWire). "Markets will punish a lack of fiscal credibility," Moustafa said. If gilt yields spike and swap rates follow, Moustafa warned, lenders could withdraw products within hours and reprice within days.
Stephen Perkins, Managing Director of Yellow Brick Mortgages, pointed to swap rates (the wholesale rates on which mortgage rates are based). These can rise after a Budget, and lenders can start repricing within days. He named the biggest risk as a large rise in borrowing without a credible plan to fund it.
Perkins added that a Budget that reassures markets on public finances could help yields and swap rates settle. Mike Staton, Director of Staton Mortgages, said rates could fall if it is well received.
What does this mean if you hold a buy-to-let portfolio?
The advisers spoke about mortgage borrowers in general, not landlords specifically. From a portfolio perspective, though, the exposure multiplies. If you hold several BTL (buy-to-let) mortgages, every fix ending in the coming months is priced off the same swap market. To see how your rents hold up if rates move, our free BTL stress test calculator runs the lender cover sums.
Perkins advised borrowers not to try to predict Wednesday's reaction, and to secure a suitable mortgage now while watching for improvements. Staton suggested that borrowers whose deals end soon speak to their broker and consider securing a competitive rate now. If rates improve after the Budget, he said, they may be able to switch to a cheaper product before the new deal starts.
In practice, that could mean securing a remortgage or a product transfer (a new deal with your existing lender) ahead of your end date. How early you can do this, and whether you can switch later, varies by lender. Our negotiation and finance guides cover broker and lender topics in more depth.
If you hold five or more properties, it helps to know every end date before Wednesday rather than after it. Our business and systems guides cover running a portfolio as a business.
