THE PROPERTY FILTER TAKE
Lenders told the Bank of England that mortgage demand and the availability of secured credit both fell in the three months to end-August 2026, with buy-to-let demand at a net balance of -22.2.
Lenders expect only a slight pick-up in availability to end-November, but they also report narrower spreads, and on a hypothetical £150,000 interest-only loan every 0.25 points of rate is £31.25 a month.
Consider asking your broker which lenders are pricing more keenly before you run the numbers on your next purchase or remortgage.
Mortgage demand fell in the three months to end-August 2026, according to the Bank of England's Credit Conditions Survey for 2026 Q3. Lenders also made less secured credit available to households. Lenders expect availability to increase only slightly in the three months to end-November. Some coverage of this release dated it to 2025: the survey itself covers 2026 and was conducted between 17 August and 4 September 2026.
How far did mortgage demand fall?
The survey reports net percentage balances, not changes in lending volumes. A balance is the market-share-weighted difference between lenders reporting a rise and lenders reporting a fall, scaled between -100 and +100. So a balance of -37 means far more lenders saw demand fall than rise, not that lending fell 37%.
On that measure, demand for secured lending for house purchase came in at -37.1 in Q3, which the Bank describes as a decrease (Bank of England, 2026 Q3 survey). Demand for buy-to-let (BTL) lending was -22.2. Demand for remortgaging (switching an existing mortgage to a new deal) was -32.5.
That is a sharp turn. In the 2026 Q2 survey, lenders had reported house purchase demand at 14.9 and remortgaging demand at 42.5. Ryan McGrath of Pepper Money told PropertyWire (9 October 2026) that the survey "shows caution on both sides of the market".
What happened to mortgage availability?
Lenders reported that the availability of secured credit to households decreased in Q3, with a balance of -15.5 (Bank of England, 2026 Q3 survey). The squeeze was sharper for borrowers with LTV (loan to value, the loan as a share of the property's value) above 75%, at -19.9. For borrowers at 75% LTV or less the balance was -12.6.
Lenders also reported that the proportion of household loan applications being approved fell, at a balance of -10.5. If you are mid-application, that is the figure to watch. Our free stress test calculator shows whether your rent covers a lender's stressed payment before you apply.
But pricing moved the other way. Lenders said overall spreads on secured lending (the margin a lender charges over Bank Rate or the relevant swap rate) narrowed in Q3 and were expected to narrow in Q4. The BTL spreads balance was 12.3 in Q3, a positive balance on the Bank's scale meaning spreads narrowed.
Run the numbers: what does a slight recovery mean per month?
For the three months to end-November, lenders expect availability to increase slightly, at a balance of 5.1 (Bank of England, 2026 Q3 survey). House purchase demand is expected to increase slightly, at 9.8. Remortgaging demand is expected to increase, at 23.1, a stronger reading than "slight" on the Bank's own scale.
BTL demand is expected at just 1.8. That sits inside the band the Bank describes as unchanged, which is a balance below 5 either way. And the Bank warns that expectations "should not be treated as a realised outturn". In the Q2 survey, lenders expected availability to rise in Q3, at 10.4. It fell instead.
Here is what narrower spreads can mean for your monthly payment. This is illustrative arithmetic on hypothetical rates, not current market pricing. On a £150,000 interest-only BTL loan at 5.00%, the monthly interest is £625.00. At 4.75%, it is £593.75. Every 0.25 percentage points is £31.25 a month, or £375 a year.
The survey does not say how much spreads moved, only the direction. So the real saving on your deal depends on the product you are offered. Nathan Emerson of Propertymark told PropertyWire that improved access to finance "could provide an important catalyst" for confidence in the housing sector. For investors weighing a buy-to-let strategy, the survey points to a market where lenders priced secured lending more keenly but approved a smaller share of applications.
