THE PROPERTY FILTER TAKE
UK CPI inflation rose to 3.5% in September from 3.1% in August (ONS, 21 October 2026), and AJ Bell puts market expectation of a November rate rise at nearing 100%, with more than a 50% chance of a second before the end of the year (Euronews).
Run the numbers: if two quarter-point rises passed in full to a £150,000 interest-only BTL tracker, the monthly interest would go up by £62.50.
Consider asking your broker to stress test your BTL refinances and any bridging exit at a higher rate, and to compare a fix with a tracker before the next Bank of England decision on 5 November.
Financial markets are anticipating two rate rises before the end of the year after UK inflation jumped to 3.5% in September, PropertyWire reported on 22 October 2026. The Office for National Statistics (ONS) reported on 21 October 2026 that the Consumer Prices Index (CPI, the headline inflation measure) rose from 3.1% in August. The new rate is the highest since October 2025. If you hold a buy-to-let (BTL) mortgage, here is what that could cost you per month.
How many rate rises are markets pricing?
Danni Hewson, AJ Bell head of financial analysis, said, as quoted by Euronews (21 October 2026) that "market expectation of a November increase is now nearing 100%". Hewson added there is "more than a 50% chance that a second hike will follow before the end of the year". So the first rise is close to fully priced. The second is better than a coin toss, not a certainty.
Bank Rate (the Bank of England's core interest rate, which affects lenders' own lending rates) stands at 3.75%. The Bank of England held it there on 17 September 2026. Governor Andrew Bailey said then that the longer energy price volatility persists, "the more likely it is we will need to raise Bank Rate."
The Bank's published meeting calendar shows two decisions left this year: 5 November and 17 December. Separately, the Chancellor presented Budget 2026 to Parliament on 28 October 2026, according to GOV.UK.
Fuel was the biggest driver. The ONS said transport, particularly motor fuels, made the largest upward contribution. The average price of petrol rose by 8.2 pence per litre between August and September, to 169.5 pence, the highest price recorded since August 2022.
What could two rate rises cost on a BTL mortgage?
Run the numbers on a simple example. Take a £150,000 interest-only BTL mortgage on a tracker (a rate set at a fixed margin above Bank Rate). This loan size is my illustration, not a figure from the sources.
Assume each rise is a quarter of a percentage point (0.25 points) and your lender passes it on in full. One rise adds £150,000 x 0.25% = £375 a year, or £31.25 a month. Two rises add £750 a year, or £62.50 a month. Scale it to your own loan with our free BTL stress test calculator.
Fixed rates work differently. Sarah Coles, Head of Personal Finance for AJ Bell, said, as quoted by PropertyWire (22 October 2026), that rate rises are already priced into fixed rate products. She added that further increases remain possible if global instability continues.
Coles framed the choice as fixing for certainty or choosing a variable product with the potential for future reductions. You may wish to ask your broker to price both against your own refinance dates. Our guides on negotiation and finance cover how to prepare for that conversation.
Why does this matter for lender criteria and bridging?
If lender pricing moves before you apply, you may wish to re-run your numbers at the new rate.
Nathan Emerson, Chief Executive of Propertymark, said, as quoted by PropertyWire: "Over the past few weeks, we have seen several lenders withdraw what were previously considered more competitive mortgage offerings".
Coles said, as quoted by PropertyWire, that higher mortgage rates are "having a significant impact on affordability". She said this has dampened demand for property during what should have been the autumn rush.
If you use bridging finance (a short-term loan repaid by a sale or a refinance), you may wish to run the refinance exit at a higher rate before you commit. The free calculators hub is a quick place to test those numbers.
Key takeaways
UK CPI inflation rose to 3.5% in September 2026, from 3.1% in August (ONS, 21 October 2026).
Markets price a November rise at nearing 100%, with more than a 50% chance of a second before the end of the year (AJ Bell, via Euronews).
Bank Rate is 3.75%, and the Bank of England's remaining 2026 decisions fall on 5 November and 17 December.
On an illustrative £150,000 interest-only BTL tracker, two 0.25-point rises passed in full would add £62.50 a month.
You may wish to ask your broker to stress test refinances and bridging exits at a higher rate.
