The deal landed in a WhatsApp group of 300 investors at the same time. Andy Potter was at his laptop. He opened Property Filter, pulled up comparables within a quarter of a mile, checked the price per square metre against postcode averages, verified the numbers, called the sourcer, and paid the sourcing fee - all before most of the 300 had scrolled past the message.

That deal is a 4-bed semi-detached flip in Sedgefield, Stockton-on-Tees, purchased at £197,500 against an original asking price of £225,000, with all-in costs of £245,000 and a projected resale of between £325,000 and £350,000. Andy Potter's challenge before Property Filter

Andy Potter spent 15 years in senior corporate marketing roles - retail specifically, most recently at Marks and Spencer. By early 2025, he had had enough. Stressed, burnt out, and wanting something different, he left without a plan to go full-time in property. "I was hating my existence," he says. "Feeling stressed and burnt out all the time. I loved property and wanted to make a change."

Starting from scratch meant two things had to happen simultaneously: replacing his income quickly, and building long-term wealth through a growing portfolio. "I've got a great deal sourcer up in the northeast who knows the area like the back of their hand. I always felt like a bit of a fraud for saying that - which I shouldn't, really, it's ridiculous."

How Andy Potter uses Property Filter to find and verify BRRR and flip deals

Andy uses Property Filter as his primary property due diligence tool in three ways. First and most importantly: comparables. "I'm just obsessed with the ability to get on and look at comps within a 10% square metre variance, within a quarter of a mile, in the last 12 months," he says. Second, he uses the For Sale and Rent indicator to surface motivated sellers directly - properties listed on both sales and rental platforms at the same time are a strong signal. Third, he uses the pipeline as a project management tool, tracking viewings and offers against his weekly goals.

The pipeline piece matters more to Andy than it might seem. He has set himself a goal of viewing and offering on 5 properties per week, and Property Filter's visual pipeline lets him see at a glance where he is against that target. "I'm a process person," he says. "That project management tool is really, really helpful. I have really clear weekly goals." Going from a corporate environment with structure and colleagues to working alone was one of the harder adjustments. Since joining Property Filter and starting in property in January 2025, Andy has built a four-deal portfolio in under 12 months. His first deal - a BRRR to serviced accommodation in the Northeast - went live in November and has run at 95% occupancy since, generating £1,000 a month in cash flow and returning essentially all capital invested. Andy's goal is £14,000 a month by December 2027, which he has worked back to mean 14 properties, each generating £1,000 a month. He is targeting 7 by December 2026.
